12.5.2. When the new point of beginning is not the same as the old point of beginning called for in the current and valid deed, the old point of beginning should be identified or acknowledge by suitable language when passed or located.This is one requirement that I found strange, and never realize it is a requirement actually. I totally miss this when I read about Category 1A (that says something about reading important stuff at least twice). Does it mean that when we go to that old point of beginning we have to say “to a set xx for the northeast corner of the herein described tract described tract, and being called the point of beginning of Volume 1 Page 1 DR”?
I never myself see this requirement in practice. It leaves more questions to the reader that way, like, why don’t you use the same POB this time (because the corner is lost and I can’t start at a set corner), or why are there two POB in your description, etc.
I just put this requirement in the list that things I will not do, unless somebody can convince me why it is needed.
